Lodha Sadahalli and Lodha Beaumont Estate are the same project. The ~70-acre neo-classical garden estate at Sadahalli, Devanahalli was officially branded Lodha Beaumont Estate on 20 July 2026; its first phase launches as Lodha Fiorana under Karnataka RERA registration PRM/KA/RERA/1251/472/PR/200726/008829. Location, land, configurations and launch pricing (from ₹3.20 Cr*) are unchanged.
What exactly changed on 20 July 2026
Two things happened on the same day. First, the developer announced the official brand for the project that had been marketed under the working name “Lodha Sadahalli” (and the theme “Garden Estate”): the ~70-acre estate is Lodha Beaumont Estate, and its first residential phase — Cluster 1, roughly 15 acres with 5 towers of G+27 floors and around 500 homes — is Lodha Fiorana. Second, Karnataka RERA granted registration no. PRM/KA/RERA/1251/472/PR/200726/008829 to “Fiorana@Beaumont Estate (Phase-1)”, with Lodha Developers Limited as promoter, valid until 31 March 2032. In other words: the name arrived together with the legal green light to sell.
Why developers rename projects at launch
This pattern is standard for large launches. During land assembly and pre-launch, a project is referred to by its locality — “Lodha Sadahalli”, the way “Lodha Hopefarm” refers to Hope Farm Junction. The official brand is held back until the RERA filing is ready, partly for marketing impact and partly because the registered name on the RERA certificate is the one that legally matters. The result is a predictable moment of confusion: brochures, portals and search results carry the old name while the certificate carries the new one. If you searched “Lodha Sadahalli” and landed on pages about “Beaumont Estate” — this is why, and both names refer to the same land parcel off NH-44.
What did not change
Everything material to a buyer is exactly as it was in the pre-launch phase. The location is unchanged: Sadahalli, Devanahalli — the registered site spans Tarabanahalli and Navarathna Agrahara villages (Jala Hobli, Yelahanka Taluk, pincode 562157), about 10 minutes from Kempegowda International Airport and roughly 5 minutes from the upcoming Doddajala metro station. The master plan is unchanged: a low-density, neo-classical garden estate framed by Navaratna Agrahara Lake. The configurations are unchanged: ultra-spacious 3 Bed residences (2,460 sq.ft. SBA), 4 Bed duplexes (4,904–5,540 sq.ft.), 4 and 5 Bed penthouses, and 5 Bed jodi/grand residences up to 9,817 sq.ft. And the launch price bands are unchanged — anchor prices from ₹3.20 Cr* for the 3 Bed to ₹13.55 Cr* for the 5 Bed Penthouse, on a construction-linked payment plan.
Lodha Fiorana ≠ Lodha Fiorenza — don’t mix them up
One genuine trap in the new naming: Lodha Fiorana (Bengaluru) sounds almost identical to Lodha Fiorenza, a completed Lodha project in Goregaon East, Mumbai. Search engines currently blend the two. If you are researching resale prices, reviews or floor plans, check which city a result refers to before drawing conclusions — Fiorenza data tells you nothing about Fiorana. Fiorana is brand new, RERA-registered in Karnataka, and exists only as Phase 1 of Lodha Beaumont Estate.
What the RERA registration changes for buyers
Until 20 July 2026, this was legally a pre-launch: under the Real Estate (Regulation and Development) Act, a developer cannot advertise, book or accept sale advances for a phase before it is registered. With registration granted, three things become true. Bookings can legally proceed under the registered phase. The brochure’s promises — carpet areas, layout, amenities, delivery timeline — become enforceable commitments recorded in the RERA filing. And every buyer gets an independent verification path: search the registration number PRM/KA/RERA/1251/472/PR/200726/008829 on rera.karnataka.gov.in and read the approved documents yourself, including the layout and the declared carpet areas that your Agreement for Sale will be written against.
Practical next steps if you were tracking “Lodha Sadahalli”
If you registered an Expression of Interest during pre-launch, it carries forward — your launch-day priority for unit selection at Lodha Fiorana is preserved under the new name; reconfirm your position with your relationship manager. If you were still researching, be careful with stale PDFs: “Lodha Sadahalli brochure” files circulating on portals predate the announcement and can carry outdated pricing and unit data.
